There are also different finishes to choose from. Don’t forget, you can update the outdoor ones as well.

So good luck getting your hands on a new mobile, made to order for you, in less than one year. Figure a year plus.. If you are lucky. And then, you ARE at the mercy of the contract, and delivery "unforseen circumstances," clause. Difficulty getting materials and the labor to build them in the factories.. we have already tried this route, and bought a 1985 used that was already on a piece of land.. Total gut.. due to the fact it was "fixed up," while leaving rot on the original subfloors, and going over the original plywood and rotted subfloor with NEW flooring and carpeting.. Talk about a nightmare.. it is what it is. So, we got a used single, with one acre, new well and new electric install from the pole, new septic, all for under 80k. Figure we will need to put in @50k or a bit more, say 75k, to get it where we want it.. Difficult times to do the work on your own, even if YOU know what you are doing... materials, such as 2x6's go for 10 bucks a piece, and plywood for the subfloor, @80.00 each.. So, now the price of 150 for a decent mobile, or even 175k, is not too far fetched.. Make sure you know what to look for, and check EVERYTHING.. wish we had from the get go.. but, wouldn't have changed what we did in hindsight.
