    Buying an affordable home and turning it into a true dream home is what Mobile and Manufactured Home Living is all about and this manufactured home remodel is a perfect example of that!

    The McCormacks bought their 2002 Spirit manufactured home in 2009. The 2200 sq ft home has a great view – it sits on the water of Oklahoma’s Lake Tenkiller.

    Rebecca has kindly allowed us full access to every room and shared lots of great advice for our own manufactured home remodeling dreams.

    “Most people wouldn’t even consider throwing money into a mobile home, but we’re very happy with our remodel.”

    Just like every manufactured home, it had potential and Rebecca was able to see it.

    “It was traditional interior with dark green carpet and pink and green stripes and floral vinyl walls.  It was terrible.  So we began with replacing the carpet, and the bank account began to dwindle at that point.”

    Before the Remodel

    The home started out in great condition. The front exterior had already been updated with shingled vinyl siding and a new deck but the couple had a more traditional log cabin vision and they absolutely nailed it!

    After the Remodel

    The exterior was completely wrapped in log siding, the deck was transformed into a covered porch, rock skirting was installed, a garage was added to the side of the home, and lots of beautiful landscaping was added.

    Rebecca described her vision, “I wanted a rustic log home and the interior is done in wood paneling and lots of glazed walls in earth tones, which I did myself.  Of course, we mud, taped and textured all the walls. Big tip:  Be sure and seal the texture with Kilz.

    The kitchen was completely gutted and rebuilt. Updates included new engineered flooring, appliances, cabinets, countertops, and backsplash.

    Dark wood trim frames the large mirrors (perfect for making a small room seem larger) and sets a stage for the soaking tub.

    Rebecca gave us some figures on the remodel, “We didn’t keep exact figures on the total remodel, but we estimate between $60-70K. ”

    She continued, “We have 166 acres of forest behind us, so the deer and all sorts of wildlife are in the yard every day.  It’s a piece of paradise.  No one is aware it’s a mobile and the few we have told are shocked.  You have to look under the house to find out it’s a mobile.  Our local realtor said it’s a show home, and people who visit ask us what it would take to buy it, so I guess we did something right.”

    Coastal cottage and country-primitive are the two most popular styles here at Mobile Home Living. The coastal cottage style is famous for its cozy decor that combines natural textures and light colors to create an inviting space.

    Living Room

    A signature of the cottage style is to use as much as white and light colors as possible. Cindy did just that!

    The walls are painted a light yellow and acts as a mellow backdrop to the all-white furnishings and decor. The only dark tone is used on the floor – it grounds the room and provides plenty of contrast to emphasize the furnishings.

    The faux-paneling that is widely used in manufactured homes is a perfect match for the cottage style. Painting over the paneling adds texture as well as vertical lines to help make a room seem larger and taller.

    The mirror above the faux-fireplace allows light to bounce around the room and creates an additional dimension to the space. Mirrors are perfect for small rooms!

    Kitchen

    The kitchen continues the beach white cottage decor. In fact, the entire home is in the popular beach cottage style.

    White cabinetry paired with stainless steel appliances and natural wood elements creates a stunning space.

    Fancy scroll-work attached to the bottom of the kitchen cabinets give the room a true cottage feel.

    Cindy takes full advantage of the space above the refrigerator too. A plate storage rack was added to provide additional storage and create a floor-to-ceiling focal point.

    This Florida double wide is beautifully decorated in a great contemporary style.

    Owned by Rich Quick and his partner, the home sits in a great 55+community in Lost Lakes Cocoa, Florida. It’s a 2006 model double wide with two bedrooms and two baths. They were able to buy the home in a short sale for $59,000. Once they bought it, they quickly turned it into a manufactured home inspiration.

    Notice the great trim and attention to detail in the home?

    Details make a home!

    Trimmed in the right size, molding can add a lot to a manufactured home. It creates focal points that can lead the eye to the top and bottom of a wall, giving an added illusion of height.

    Upgraded interior doors can also add a touch of modern to a home. You can purchase a new dimensional interior door or create your own. We shared a great manufactured home interior door makeover here

    Florida double wide-FL Remodeled Manufactured Home Shines Bright (living room)

     

    Richard gave us lots of great tips and ideas for creating a beautiful manufactured home. Here’s his advise:

    After downsizing to a space 1000 square feet less than my previous residence, I thought for sure I would have a hard time using  large scale furniture. To my surprise the large scale pieces in the smaller space just make the space look bigger. They also gave me the chance to enhance the vertical space without over powering the rooms.

    • Using mirrors let the light reflect throughout the space as well as reflecting the nearby rooms. I was able to create a hallway where there really wasn’t one to transition from space to space.
    • Repeating picture frame color and sizes brought the living room and dinning area together while still having two separate spaces.
    • Extra kitchen cabinets wrapping into the dinning area gave me enough storage that I could keep the counters free of clutter.

    Moral of my story is you can downsize and still be big and bold!

    Modern Screened Room

    The screened room is just as great as the interior! A Florida double wide demands a screened-in room also called a lanai. They are practical installments for manufactured homes and perfect for those muggy afternoon showers that are so common in the Sunshine State.

    Richard gave the screened room a modern look by replacing the screens with floor-to-ceiling windows. Going from screen to window instantly adds style and function, especially for a Florida room.

    Richard was kind enough to give us a breakdown of the cost of the new lanai.

    “We replaced the room with vinyl windows, placing the windows to the floor. That created a floating modern space. Our installer said he never installed windows to the floor, so I went to the fabricator with him and we created four tracks for four connecting windows that slide up and down with ease. Then to soften the feel the cement floor we used Ikea interlocking exterior wood tile. Finally, we replaced the home depot cushions with custom made so that we could truly relax in comfort.”

    The total cost for the new screened room was less than $5000:

    • Windows installed $3100
    • Floor Tiles $1200
    • New Cushions $600

    10 Great Manufactured Home Floor Plans

    Floor plans have an astounding effect on people’s lives. How we live and interact with our family is greatly impacted by a home’s layout. We need a home to meet our lifestyle and provide style and convenience. That is especially true when it comes to manufactured home floor plans.

    In fact, online buyers agree that floor plans are more important than images when searching for a home and are vital to the buyer’s process.

    Those of us planning on a manufactured home remodel have probably created a floor plan or at least drawn out the idea – it helps us visualize the changes.

    We’ll take a look at 10 great floor plans for mobile and manufactured homes. From vintage to modern, we’ve found some great floor plans that maximize space and delivers a great flow of the home.

    Vintage Mobile Home Floor Plans

    We’ve discussed how the 10 foot wide mobile home completely changed the mobile home industry. When mobile homes were only 8 feet wide, due to highway restrictions, the homes had no hallway. You had to walk through one room to get to the next. Ten foot wide mobile homes allowed true privacy and were an important step for mobile homes to become better suited for full-time living.

    This Palace ‘Ranchome’ from 1956/57 shows the concept:

    There were plenty ingenious designs during the mobile home golden era. This vintage mobile home ad shows the floor plan for a fold-out home. Two hinged walls let out to provide additional space.

    Single Wide Manufactured Home Floor Plans

    Single wides have a lot of living space in a small package. These 4 designs prove the industry has perfected small space living.

    The home above is from Skyline Homes and called the Sunwood. It has a kitchen on the end along with a pantry and an entry closet.

    The home below was found on floor plan website and also shows an end-kitchen. I’m a sucker for kitchens on the end!

    This next floor plan from Country Lane Homes is very common in manufactured homes. It maximizes space and allows for separate sleeping quarters – essentially an adult side and a kid side. The living room and kitchen, or main living area, is right in the middle.

    Below is a smaller single wide from Jac Homes called The Imperial with a similar design:

    Double Wide Manufactured Home Floor Plans

    Double wide homes have a lot more space to work with. The sky is the limit when it comes floor plan possibilities.

    This 1976 Bendix mobile home has always been a favorite layout of mine.  Circular kitchens are awesome!

    The Sierra is a model from Palm Harbor Homes. It’s huge and well designed.

    The Brookstone from Skyline is another double wide that uses space well. It has a great end design.

    Clayton Homes has a double wide with a smart floor plan. It includes a large living area complete with a snack bar in the center.

    Manufactured home builders can create any floor plan. If they don’t have the exact design you want you simply select the floor plan closest to your needs and customize till you get it.

    There are so many possibilities you may find yourself sinking in choices – one helpful resource is the book called Right-Sizing Your Home: How to Make Your House Fit Your Lifestyle.

    The floor plan of your home is important. You cannot easily change it like you can decor so it’s vital that you chose the design that will suit your lifestyle and offer convenience and style for years.

    Paradise Cove Mobile Home Sold for $2 Million

    The Malibu Real Estate Blog just released news that a Paradise Cove mobile home broke the record for the most expensive mobile home ever sold. The 1000 square foot mobile home sold for $2,000,000. That’s $2000 per square foot and it is gorgeous!

    Paradise Cove is a mobile home park in Malibu, CA. It is home to movie stars, millionaires, and the world’s most expensive manufactured homes. Location is the prime attraction – the park sits atop a pristine mountain overlooking the Pacific Ocean. The homes are placed on leased lots just like any other mobile home park except for one small difference – the homes are exquisitely remodeled and go for millions of dollars.

    Michael Gardner, our favorite Malibu real estate agent, states that Sandy Bell is the one behind this gorgeous remodel. She is a local Paradise Cove resident and has bought and sold more units in Paradise Cove than anyone else. When she buys a unit, she simply plans on making it her own via a major makeover. She doesn’t spare any expense – Viking Ranges, marble countertops, and high pitched ceilings with beams. The problem is, she makes them so beautiful that others offer her a price she can’t resist, like $2,000,000!

    Homesteading is best described as a movement of self-sufficiency. It’s about living off the land, reusing materials, and being less dependent on modern conveniences. While homesteading is often associated with simplicity it is far from being an easy lifestyle to live. Even with modern technology, such as manufactured homes, homesteading is hard work.

    Growing up in the hollows of Southern West Virginia was a great lesson in homesteading for me though I didn’t realize there was a word for it. We hunted, gardened, dried, and canned. Livestock was everywhere. We had wood or coal stoves and made beautiful homemade quilts to keep warm in the winter. If something broke we fixed it ourselves or bartered with friends that could. It was self-sufficiency at its finest because there was no other way. We were an hour from modern civilization!

    Homesteading is an art of frugality too. It’s perfect for those wanting to live debt-free or opt out of society completely on a lone piece of land in the middle of nowhere and live completely off the land.

    Modern Homesteading is often associated with trailers and manufactured homes because they are so affordable and easily transportable. You can have a complete home transported and setup quickly on land that would be otherwise uninhabitable.

    New Life on a Homestead 

    We’ve published a few articles about mobile homeowners and their journeys to self-sufficiency. Today we’re going to visit another family that has transformed a double wide into a beautiful homesteading paradise.

    Kendra from the popular blog New Life on a Homestead is an expert in homesteading. She has hundreds of great articles on every subject pertaining to homesteading on her blog. Whatever you want to learn about the subject, I guarantee there’s and article for it!

    Kendra and her husband purchased their double wide in February 2008. It was a foreclosure and they paid around $22,000 for the home. Kendra explains:

    We bought it Feb ’08 as a foreclosure. It is a 2200 sq. ft. modular, and it came on a little piece of land. It was severely trashed when we got it. The whole place was splattered with mud, grease from a motorcycle, and who knows what else from ceiling to floor (literally)! And the smell was horrible! It wreaked of wet dog and cigarette smoke. There were holes in the doors, walls, and cabinets. The bathrooms and kitchen were beyond disgusting. And windows were broken. We all had to thoroughly sanitize our hands every time we visited the house. Little Jada nicknamed it “The Dirty House”.

    As Kendra stated, the double wide had been mistreated a bit but it was mostly cosmetic damage. The home was structurally sound, even if there was a motorcycle stored in the living room!

    The family is almost completely self-sufficient now. They’ve built a greenhouse onto their home in order to grow food year round and are close to going off the grid.

    Mid-century modern is one of today’s most popular decorating styles and for good reason, it’s beautiful and perfect for small spaces, especially smaller mobile homes.

    We’ll cover some great ideas for this decor and share a beautiful 1965 mobile home with the iconic style.

    Defining the Mid-Century Modern Style

    Wikipedia defines mid-century modern as an architectural movement that used a unique style of functional but organically clean lines, open floor plans, and large windows to open up indoor spaces and allowed the outdoors to play a more prominent role in the design. Mid-century modern is also used to describe furniture, decor, and even graphic designs that are focused on clean lines and bold profiles.

    The mid-Century style was born between 1933-1965 but designs from the 1950’s are especially significant.  After the horrors of WWII, the country was ready to move forward and they did so in a magnificently stylish way. It was an era that dreamed of space travel and futuristic technology and those desires transcended onto cars, mobile homes, furniture, and clothes.

    Mid-Century Modern Mobile Home Decorating Ideas

    Sleek lines, retro colors, and high function is the epitome of mid-century modern and perfect for a mobile or manufactured home.

    Color Palette

    A notable feature in mid-century modern homes is using a neutral color base and adding colorful decor and furnishings.

    Light colors such as white, cream, or light grey are a perfect choice for a mid-century style mobile home. The lighter colors make an object feel farther away from you and help rooms feel more spacious because it bounces light so well.

    Bold colors like greens, teals, and oranges are also popular in mid-century modern decor. Below is a mid-century modern paint palette featured on the blog M is for Make:

    Furniture 

    Mid-century modern furniture and decor are best described as sleek and bold. Attention to detail and function are also important aspects of the style. Iconic mid-century styled furniture and decor is easy to spot. Just look for clean lines, soft curves, and tapered legs!

    You don’t need to buy an entire room of furniture to get the mid-century modern look. One or two focal points can completely change the look of your room!

    Thrift stores and garage sales are the best sources for affordable mid-century modern furniture and decor. Craigslist and eBay are other great sources. You don’t have to buy secondhand to get the look though. You can find affordable furniture in lots of places online such as Ikea, Wayfair, and Dot and Bo.

    Decor

    Simplicity is a big factor in the mid-century modern style. Choosing a few select pieces of decor can help you completely change the look of your room.

    Geometric Patterns 

    Another important design aspect for mid-century modern style is bold, geometric patterns. You can create an accent wall with wallpaper or frame some great retro prints.

    You can also use paint to create your own mid-century style walls. RetroRenovation.com shares a tutorial on creating the Fransician Starburst pattern below with sponges and cardstock.

    1965 Mid-Century Modern Mobile Home 

    This 1965 mobile home has a great mid-century modern appeal. The large windows bring in lots of light that bounce around the white walls. The furniture and decor create a perfect mid-century color palette and the furniture has lots of curves.

    Double Wide Decor: From Sales Office to Beautiful Home

    Karyn Hamilton and her husband bought a bank foreclosed 28×72 double wide ten years ago. It had been used as a sales office, so it took an extra touch to turn the manufactured home into a great space anyone would be proud to call home.

    With Karyn’s interior design talent, the former sales office was transformed into a beautiful home!

    The Kitchen

    The updated kitchen is tastefully decorated in a modern country- primitive style. New counter tops and a great tin backsplash adds lots of function and style.

    The couple also removed the popcorn ceiling throughout the home, painting the smooth results in a bright white. Trim was also painted a clean white – pulling the space together perfectly.

    Karyn did a great job making the kitchen a beautiful, yet cozy and functional, space. She even made the light fixture over the kitchen sink!

    The Dining Room

    Using the primitive tin backsplash in the dining room pulls the two spaces together. Color and texture top the room off perfectly!

    The Living Room

    Karyn can decorate a room beautifully! The fireplace is decorated in a great fall motif!

    Great Home Decorating is all About the Details

    This corner image is an excellent example of how to pull two spaces together with small details. The column is trimmed in a wainscoting style – this creates a perfect transition between the two walls.

    The Hamilton Home is full of beautiful color and texture. Smart storage solutions are also used to create a functional, stylish space.

    The Hamiltons built a beautiful home with smart updates like ceramic tile, hardwood floors, and beadboard wainscoting. They also added granite to the guest bath, built decks onto the home and replaced the old gravel driveway with concrete.

    Beautiful Remodeled Double Wide in Newport Beach

    This beautiful remodeled double wide is a great example of manufactured home living!

    The interior and exterior have been completely remodeled in a beach cottage theme which is perfect for its location in Newport Beach, CA.

    This home has lots of great remodeling and decor inspiration! If you are about to remodel your manufactured home you’ll enjoy seeing this one!

    For $210,000 you can own this gorgeous home. Now, this may seem like a lot but for the location, its a bargain – site-built homes go for at least double in that area.

    The listing states the home started out as a trailer and was remodeled in 2003 with “wood flooring, granite counters, bead board, crown molding, wainscoting, custom tiled baths, recessed lighting, custom cabinetry and much more.”  It comes completely furnished, too! 

    It also offers a wrap around deck overlooking the community park. There are no HOA fees and the home sits on leased land with a 10-year lease renewal available.

    The kitchen is a beauty! Granite counter tops along with custom cabinetry and a backsplash work together to create a gorgeous space. Recessed lighting and thick crown molding finish the modern cottage style perfectly.

    Bedroom Inspiration

    Thick molding around the windows adds another touch of cottage to the home. The bedroom is painted a perfect beach cottage color that allows the white ceiling and molding to highlight the best features of the room.

    Bathroom Inspiration 

    The bathrooms are my favorite because of the custom tile work.

    From floor to ceiling, the tile is used perfectly and the finished room is spectacular. They focused on the major aspects of the room, the floor, and shower, to create the focal point in tile.

    Beadboard is used to cover the walls which is smart – if there is ever any plumbing issues it’s a lot easier to replace a piece of a board than custom tile work.

    The second bathroom also has the beadboard and beautiful floor tile, I’m sure the shower is tiled as well.

    Outdoor Living Space Inspiration

    Outdoor living space is important in any home, but especially when you are so close to world-famous beaches. This home has a contemporary wrap around deck with at least 2 separate sliding doors. Just open them up and let the sunshine in!

    The pergola deck top, custom roof trim, and window molding all work together great to create a modern home exterior. This remodeled double wide is something special!
