    For $135,000 you could buy this double wide home with an open floor plan, cathedral ceilings, updated kitchens and baths, and 3 large bedrooms sitting on a gorgeous golf course. Of course, monthly community fees or homeowner association fees would need to be calculated into the total living costs, but even with those added you would still have a difficult time finding a comparable site-built home at a comparable price.

Oftentimes, those of us in the ‘average income’ range or with a less than perfect credit rating have to rent or buy a home within a smaller price range and they rarely offer the features and amenities that a higher priced home has so our best, or only, option is to buy an affordable home and update it as we can – which is exactly what this homeowner did.

    Stacy, the owner, has decorated this Las Vegas manufactured home with a cozy modern cottage style and it works wonderfully in the space. The muted cream base with bright white accents is a perfect combination of the popular style.

    The cottage style typically consists of a light color palette accented with a touch of dark, natural textures, and accent colors. This interior design style works especially well in a smaller manufactured home because the light wall color allows natural light to bounce and reflect freely – making the space seem larger.

    10 Great Home Exterior Design Ideas for Double Wides

    When it comes to home remodeling most of us don’t have a professional designer helping us through every step. We have to decide on the right materials and colors ourselves.

    An exterior home makeover or remodel is the most intimidating for me. I can tell you exactly what I want to be changed inside my home, down to the secondary trim color, but if you ask me about the exterior I get overwhelmed – I don’t know what siding or skirting I want, and I certainly don’t know which combination of the 2 will look best on my home.

    So how do we figure out the right home exterior design for a manufactured home?  Look at other manufactured homes, of course!

    10 Great Double Wide Home Exterior Designs

    The homes below are wonderful examples of the various home exterior designs we can use on our manufactured homes. They use color, texture, lines, and angles to make their home unique and beautiful.

    Simple Neutral Colors

    The first home uses color and texture perfectly. The block used around the foundation is brought up to trim a faux chimney. This lets texture, and not color, make the statement. The only additional color used is copper above the windows and the window frames. DaVinci had it right, simplicity is the ultimate form of sophistication!

    Happy Cottage

    Above, a bright color is used to give the home a happy cottage look. This home exterior design is affordable and easily changeable when the mood strike. The natural stone foundation will match any color. The vertical board siding gives the home some vertical height, something every manufactured home can use. The shutter design is the wow factor for the home, it’s simple but eye-catching.

    Terrifically Trimmed

    Below, is a double wide trimmed in a bold lavender color. Trim is just as important as the siding material. One of the most lacking features of a standard manufactured home is the eave design. Site built homes usually have eaves that are 8-12″ long, or wide but manufactured homes rarely have any kind of overhang.

    Eaves protect the home and add style. Some of the best-manufactured home exterior remodels I’ve ever seen involved extending the eaves, but if you can’t extend you can pretend! By trimming the eave in a bold color you are tricking the eye and making the home look like it has a wider eave.

    Adding additional trim around the home itself and the windows give the home a fresh style that is affordable and can be easily updated with a new color.

    Hello Yellow!

    Above, we have a happy yellow home with several simple details working together to make a picture perfect home. Architectural stone panels for the foundation, lapped horizontal siding, and old-fashioned shutter designs are a perfect combination if you’re going for a cottage look.

    Boxed and Beautiful

    Below, the owners built out the window boxes and added brick around the foundation for a custom look. The window boxes add balance and depth to the home. The architectural brick is perfect for the foundation, it tends to make a manufactured home look more grounded and connected to the land.

    When your home is in a community the end of the home is the most important. It’s the perfect place to add curb appeal and your own unique style. Use it wisely!

    Delightfully Designed

    The home above has had a complete remodel of the exterior (and interior). A few really smart home exterior designs were used here so if I had to guess, an architect was involved in this redesign but we can still get some great ideas.  Angles and pitches are used perfectly on this home. Additional lines give the eye more to look at, but it needs to be balanced in order to look right. This home has even roof pitches on both sides and above the bay window. The angles are derived from one side of the double wide extending further than the other – that’s where the magic lies. Muted colors with a darker brick foundation grounds the home wonderfully.

    Twin Arches

    The home below is cute and different. They switched the material design that we are used to seeing on a home – brick is used on the home and boarding is used as the foundation. The wider eaves,  roof trim, and arched windows are the statement makers here.

    Understated Beauty

    Above is another perfect example of angles and depth. Everything about this home appeals to me; the simple horizontal siding, the natural brick, and the custom columns are perfect. The only thing I would change is the owner!

    Showcase Home

    The home below is beautiful. Natural colors and materials are showcased and that always makes for a eye-pleasing home design. The wider eaves and the thicker trim are the winners here, together the home has an inviting, friendly look.

    The Royal Treatment

    Last, but certainly not least, is the home above. Architectural shingles, wide eaves, and vertical windows work together to give this home an unforgettable style. The windows make the home look taller and also makes it easy to change the secondary color by simply replacing the curtains – that’s pretty smart!

    3 Important Factors to Consider When Updating Your Home’s Exterior Design

    Our homes are unique because they have lower ceiling height and other construction features that are typically found only on a factory built home. These differences do not make our homes inferior to a site built home, but they do have an effect on the overall design so it’s best to look at homes similar to your own.

    • If you want your manufactured home to look more like a site built home, the eaves should be extended. Eaves, or the overhang of the roof,  are very narrow on a manufactured home but not on a site built home. If the factories built eaves onto their homes they would have to reduce the interior width – they simply aren’t worth losing living space. However, eaves can really help a manufactured home look more like a site built home. If you are having your home re-roofed, spend the additional money to have the eaves extended. Not only will it help protect your home from rain and snow, but the entire look of the home will be changed instantly.
    • Think about vertical and horizontal lines as well as angles. Adding depth to a manufactured home will help get rid of the plain rectangle box. You could add a window box or a porch roof that extends to the middle of the home. You can also fake it, adding trim in places that trim doesn’t normally go can give you just enough depth to make a huge impact.
    • If you are using two or more materials on the exterior of the home, you’ll need to decide on the break line, where one material ends and the next begins. Lots of people do this with brick or stone, and it looks wonderful when it’s done right. This is an important decision. If you go to high with the skirting or foundation, you can make the home look smaller or shorter than it is. If you go to low, you’ll have an unbalanced design. Balance is the name of the game when it comes to home design (or so I’ve been told).

    Exterior home remodels are complicated. There are so many materials and colors available that it can get overwhelming pretty fast. Keep a binder, or Pinterest board,  for your favorite home designs. Notice the colors and materials, shapes and angles that appeal to you most. Stay with the same type of home you have – while looking at site-built homes can give you great ideas, you never know what it will look like until you see it on a manufactured home. There are design apps and software’s that will help you visualize what new siding or skirting will look like on your home. They can help you a lot!

    Calculating Cost and Life Span of the Materials

    Home exterior designs have endless options and combinations. If you can narrow your choices down to a handful for the siding, foundation, and trim material, you may be able to let the total price make the final decision for you.

    Material Costs vs Labor Costs

    While that real river stone would make for a gorgeous entryway, the cost to have it installed is usually triple the cost of the material. You may have to settle on the faux rock panels that cost more per square foot but has a much cheaper labor cost. That’s one decision out of the way!

    Warranty and Life Span

    Other important factors to consider is the maintenance and lifespan of the material. Vinyl siding comes in different price ranges, the lower priced vinyl isn’t as good as the higher priced because it has a shorter lifespan and is more prone to color loss. It may be worth paying an extra few cents per foot to get the better product. You want your new exterior home design to last at least a decade. Could you imagine having to pick all this stuff again in only 5 or 7 short years? No, thank you!

    Total Double Wide Manufactured Home Remodel

    We previously featured Deb Miller’s exterior manufactured home remodel and she’s been kind enough to share the rest of her home with us. It’s a beautiful double wide that has been remodeled inside and out with excellent use of texture and color. Best of all, it’s paid for!

    Deb bought the home as a foreclosure after being laid off from her job. By cashing in her 401 and using it to by the home outright, she was able to make the best of a bad situation and ultimately ended up with a beautiful mortgage-free home. She explains:

    “ I live in Indiana (northern). Recently bought MY first house after being married for 25 years, then divorced. Also going back to school after 30 years due to layoffs. So, found a foreclosure,1990 manufactured home(never thought I’d live in one). 3 bed ,2 bath with a 2 car garage, full basement on three city lots. Cashed in the 401k and paid cash for the place. Now living mortgage free and studying, fixing the place up and not so stressed out about everything.”

    Going mortgage-free is a great way to live and Deb proves that it can be done in total style and we get to see it all – the exterior and interior, as well as the full basement under the home!

    Exterior Ideas for a Manufactured Home Remodel

    This manufactured home remodel includes new decking, windows, siding, stone and new landscaping in the front and back yard. Neutral tones set the stage for a tasteful, appealing exterior style and the earth tone palette combined with textual elements create great curb appeal.

    Here’s what the home looked like when Deb bought it. The home itself and  the front yard looked well-kept but the backyard left a lot to be desired. Deb saw that the home had a lot of potential and was able to make it happen!

    Interior Ideas for a Manufactured Home Remodel

    One of the unique features of this home is the basement. The double wide sits on a full basement that Deb turned into a great game room.  The entrance to the basement was conveniently placed in the dining room and has a full door and stairs to the extra room.

    Walking down the steps takes you to a full-size basement. The space is used as a large game room and bar, perfect for Sunday football!

    The Homeowners Interview

    Deb was kind enough to answer some questions for us. I wasn’t able to connect with her when I featured the exterior of her home remodel. Learning from others that have remodeled their manufactured home is a great way to prepare for your own home update.

    Make and model of your home?

    Fairmont Manufactured Homes (not sure model). I bought it as a foreclosure. The interesting thing is, I live in northern Indiana and I worked at the company that built it for 9 years!

    Exterior rock brand? Is it real rock or fake?

    The exterior rock is fake. Comes in panels, goes on like regular vinyl siding. I’m sorry I don’t remember the name but we got it at Lowe’s. It costs about 3 times what the vinyl siding costs. That’s why we only used a small amount here and there.

    You use different materials and textures on your exterior and it is beautiful! How did you decide on the material, color, style and such?

    I wanted it to be different from most houses you see. I was trying to give it some character. Break up the lines a little. We have people in the summer when I’m out in the yard actually stop and tell me how great it looks! I love that!

    The decks are great. They are a perfect size and I love the style and color. I commented on the previous article that it would be good for storage. Do you use it for storage? Is the wood stained to get that warm tone?

    Again, I wanted to give it some curb appeal so that is why we tried to give the porch a little character, make it appealing. Yes, it is used for storage, there is a door on the side. And yes, it is stained. I used two similar colors to make it stand out a little. Cedar and brown.

    What’s the color of your interior walls (the light green)?

    Dutch Boy Earthy Wonder. However, I cannot take credit for that, I saw a picture on the internet and loved it!

    You’ve got quite a bit of experience in remodeling and home improvement projects now. Is there any tips or advice you could share with us?

    First, do lots of research but don’t be afraid to just tackle things! The worst that can happen is it’s not what you thought it would be, but usually, it turns out even better than you hoped!

    Can you give us some details about the basement?

    One of the first things we did was tear down part of the basement access wall and door going down into the basement. The main door we use is the side door by the garage. As soon as you walked in before, you were standing right next to the basement access door. It made it feel cramped as soon as you came in. So we tore out the door, half of the wall and put in a column and railing. I love it!

    How long have you lived in your home? Is it on private land or in a mobile home community?

    It has been about 3 1/2 years now. It is on 3 city lots. Right on the end of a street on the edge of town. There is a cornfield to the side across the street. It was a foreclosure and I bought it and thought I could remodel out-of-pocket, but soon realized I would have to borrow and get a lot done. So before we did much at all to it, it was appraised at three times what I paid for it. I am not sure not how much more it would appraise at!

    What’re your favorite things about your manufactured home?

    That I have customized it to my own personal tastes. It has so many features now that I love! I always wanted a window seat and now I have one!

    What’s the least favorite thing about your manufactured home?

    The odd sized of certain things. The patio door is only 78″ tall, most patio doors are taller, so we could not get one at the home improvement store. Luckily the factory where it was built is very close by and you can purchase parts from them! The interior walls are 3″.  Standard is 4″.  I would like to replace all the interior doors soon. So have to decide to buy standard doors with jambs and cut them down, or just buy door slabs and build custom door jambs. Little things like that.

    What was the toughest part of the remodels/updates? Anything you would do differently?

    It is a lot of hard work! But so rewarding when you finish something! The tough part is the things you don’t know, or plan for that go wrong. When we tore off the old siding a lot of the OSB had to be replaced as it had warped or rotted. Same when we redid the roof. We found a corner that was leaking and rotting and had to tear it out and fix it before we could do the roof. Things like that.

    It’s homes like this that prove just how great a manufactured home can be. Not only are they more affordable than a stick-built home, but you can do anything you want to them!  Of course, this is no ordinary manufactured home though, the 2 car garage and full basement make this manufactured home a true, one-of-a-kind home that is gorgeous!

    Old World Manufactured Home Kitchen Remodel

    This old world, farmhouse style kitchen remodel is a treat! The Slayton’s have turned their double wide manufactured home into a style all their own and I’m sure you’ll love it as much as I do.

    The end result of the couple’s hard work is gorgeous!

    This double wide started out just like any other standard manufactured home straight out of the factory. For example, the kitchen had an open floor plan with oak cabinetry, but Rhonda wanted to add her own personal style to the home, which is something we should all do. Making the home ‘yours’ by adding your own personality and letting the surrounding tell your story is a great way to make your home more comfortable. That’s especially true for a kitchen remodel.

    Together, Rhonda and her husband created a beautiful space with this kitchen remodel. The farmhouse style with an old-world feel is great for any home.

    Unusual materials, such as doors, helped the couple create a high-end kitchen without the high-end cost. They aged the cabinet doors instead of buying new, they added architectural details to create a custom counter look and opted for wood countertops to achieve the warmth that is indicative of the old world, farmhouse style.

    By adding 2 table legs to the front of the counter, centering the kitchen sink, they added a custom look to the entire kitchen without the custom price.

    • I changed the upper cabinet profiles to a staggered configuration rather than straight lines which gives it much more interest.  This change helped to disguise the vent for the microwave – I don’t care for the “boxed in” look in most mobile homes.
    • Changed the width of the opening to accommodate an old chimney cupboard.  I love using furniture pieces in the kitchen.  You will see more of that by the sink – incorporated a small chest of drawers to gain more storage. We also added wainscoting in kitchen and chair rail moldings.  We replaced the vinyl tile with laminate wood floors.
    • In our latest renovation, we removed a block of cabinets from the center of the room which held the sink and dishwasher and pushed them to the window wall.  Al had to cut down the plantation shutters but we were able to keep the look of the shutters at the top.  From outside it just looks like the shutters are closed.   He built the island using a base cabinet we got at Habitat store and faced with old doors.  Painted it red for a nice pop of color. Also, we added a small bar sink in this island which is great when canning or cooking.
    •  I know – I should have taken more “before” pictures but I was so excited to get started.  We painted and glazed the cabinets and added new hardware.   I used an old songbook rack from a church pew for a recipe book holder – this one actually came out of my Mom’s home church and has her brother’s initials carved in it – it is at least 85 years old.   I love to use items in an unexpected way.
    • Wire rack used as a canister holder was another “junk” find.  I think I paid $2.00 for it and added the jars.  A can of red spray paint and some distressing makes it look like it came that way.
    • Before the renovation, there was walk thru to the dining room and a lot of wasted space.  I am thrilled with the extra storage and the look of the new kitchen.

    Homeowners Interview

    Rhonda was kind enough to answer a few questions for us and I greatly appreciate it – there’s so much to learn about kitchen remodeling! The more information, tips, and advice we can get before tackling our own, the better prepared we will be.

    Make and model of your home?

    We purchased our home in 2006 from Deer Valley Homes.  We actually visited their manufacturing facility in Guin, Alabama to see how the homes were built.  When we placed the home on our property we had the building inspector check it out and his comment was “This home is built better than a lot of the stick built homes we check”.

    Favorite thing about your home?

    Large windows with plantation shutters – after 7 years I still love them.

    The most difficult project? 

    The hardwood floors were physically challenging (my husband’s knees will never be the same).   Each project is time-consuming since we both still have full-time jobs so be prepared to live with the mess.  These projects don’t complete overnight.

    Advice or tips for anyone about to remodel their own home? 

    Take it slow.  Take on small projects first and then when you have built up your confidence move on to larger ones.  I have clipped pictures from magazines for years and keep them in a binder so when I get in a “creative mood” I pull out my dream book and get started.  It helps to have a wonderful husband who understands the dream.

    The most used tool? 

    Kreg jig – this thing is awesome.

    Any favorite tools you can recommend? 

    Always use good paint brushes – it will save you so much time.  Don’t skimp on sanding.

    Doors are used throughout your home in wonderfully creative ways. Is there a special process needed to re-use a door?  

    For the projects we have built it is necessary to use a solid wood door.  Amazingly enough, I have never paid more than $10 for a solid wood door and most of them have been picked up off somebody’s trash pile.  I am amazed at the things people throw away.  Just keep your eyes open and don’t be bashful about rescuing things from the trash.

    How did you seal the countertops, what products did you use?

    We stained both sides of the wood with Minwax Provincial Stain  – staining both sides helps prevent warping. We used MinWax clear satin polyurethane – sanded between coats and used about 4 layers.  The wood on the island is old warehouse flooring but they didn’t have enough to use on the sink counters so we just bought pine 2 x 8’s from Lowes and matched the stain.  Again we put it all together using the Kreg jig.

    You had never lived in a manufactured home before you bought this one. Was it a hard transition?  

    It was a hard transition simply because we have always lived in a stick built home but we found ourselves in a financial situation with both of us out of a job and we decided that we would never put ourselves in a place where we could not make a payment on one income.

    Were you influenced by the negative stigma of manufactured homes?  

    We did have a tough time at first but once people walk in the home they are amazed at how well built it is.  This home has standard ceiling heights, sheetrock walls, nice cabinets, and floor treatments were pretty good so it doesn’t feel like a trailer.  My only regret is that we did not buy the “hinged” roof which actually gives you a higher roofline.  It was a new feature and we just weren’t sure how it would hold up.  The low roofline is my least favorite thing about our home.

    What advice would you give someone that was about to buy a manufactured home? 

    Go to the manufacturing facility and see how they are put together. This was a huge benefit to us and really sold us on the investment.

    We took one of the  Deer Valley standard plans and changed it to be more suitable for our needs.  They were great to work with and incorporated my changes which made it feel more like a custom built home.  Also, here are a few of the things we did:

    • We took a 4 bedroom plan and reduced to 3 bedrooms and added an additional bath with a walk- in shower so that we would have a suitable place to create a suite for my parents if that need ever arises.
    • Replaced standard exterior doors with antique doors.  The front door was one we found in North Georgia at an antique store when we were building our first home 30 years ago.  Al stripped about 8 layers of paint off of it and as of today it has hung on 6 homes – we think this is our final placement.  It took several moves to “square” it and the joke with my daddy was that he would hang it for me when I move to a retirement home!! He will be 86 this year – it would be nice to think he would still be around when I get to retirement age…can you tell I am a “daddy’s girl”?  He was the one who taught me how to see the value in everything.
    • The back door is a door that came from my husband’s mom and dad’s home – they are both in heaven now but it is a sweet reminder of them.
    • All exterior lights have been replaced.
    •  All windows are the same size (including the one in my master closet) which makes for a much more cohesive look from the outside – don’t care for the octagon shaped windows which again scream manufactured home to me.  We invested in plantation shutters which I absolutely love – we have been in this home 7 years and I still love them.
    • Added a front porch, back deck and small porch at the end of house.
    •  Landscaping – never ends but we are on 14 acres and love the natural look.
    •  Future plans to replace shutters with wooden shutters which I bought for $5.00 each at Habitat store.

    Bathrooms:

    •  Bathroom floors were replaced with antique v-board from a salvage yard – Al just turned it over and used flat side – refinished it and nailed it to the floor with square nails – looks awesome and has held up really well.
    •  Replaced standard mirrors with framed mirrors.
    •  Mounted light fixtures on 10” wide board to give more “ump” to standard lights.
    •  Painted vanity in one bathroom and changed all hardware and lights.  We have plans to paint the other two – on my wish list.
    •   Added beadboard.

    Living Room:

    • We removed the built-in bookcase around the fireplace.
    • Added shelves over the window and hung another large shelf to display baskets, quilts, and other goodies.
    • Plan to replace carpet with same laminate wood flooring that was used in the kitchen.
    • Replaced door trim with 1” x 6” lumber which looks so much better.  Slowly replacing trim all through the house.

    Dining Room:

    • Most interior lights have been replaced – my best find was the tin punch chandelier I found at a thrift store for $15.00 – it sells for about $300.
    • The table was Al’s grandparents – had to have new legs and one board replaced but we enjoy using it every day.
    • The hutch was a thrift store find which we refinished with the turquoise color.
    • The Hoosier cabinet sat in my grandma’s kitchen – she would let me cut the biscuit dough on the enamel top.  Again refinishing was necessary – there is a scorch mark on one side where her gas stove burned it – doesn’t bother me – adds character.  A Prince Albert tobacco can is nailed over a hole in the back…hmm… this must be where I got the “re-use it” gene.

    Utility Room:

    • We added storage cabinets to the utility room – again took junk cabinets that someone was giving away and re-finished them…can’t beat free!!

    Bedrooms:

    • Master bedroom:  Al built our headboard from an old door that came from his grandparent’s home.  We love using family treasures.
    • Guest room contains the wardrobe that Al used as a child and the iron and brass bed that his mom and dad started their married life with 75 years ago.
    • 3rd bedroom/craft room has a table set up that came from my grandparents home – it was in their dirt basement and needed new legs but thanks to my “handyman” that was no problem.

    The Interior Doesn’t Disappoint

    The kitchen in this cottage style manufactured home is gorgeous! A cream is used throughout and beadboard is used as an accent. Barb carried the vertical lines found on the beadboard onto the backsplash to create a unified space. The muted color with white trim is often used to achieve the cottage style and it’s a great way to introduce texture into the space.

    Wicker is often used in cottage decor. It’s an affordable way to add natural texture. Oftentimes, the wicker is painted white but leaving it in its natural color, with a little stain, is a smart way to add an accent color to the room.

    The master bedroom has a gorgeous antique bedroom suite. Crown molding, with rose shaped designs, is used to add bulk to the room. Trim and crown molding is an effective way to change the entire look of a room. Shutters are used to accent the window, too.

    Realtor’s often use this style, referred to as ‘builder grade,’ to quickly update the home and help potential buyers visualize their own style when viewing. Builder grade simply means the products are made of average grade instead of custom made, high-quality materials. The colors are limited, usually white or neutral. These materials are widely available in most builder supply stores, like Lowe’s or Home Depot and can be bought at a substantial saving since the stores can buy the products in bulk and pass the savings off to the buyers. The builders grade style creates a clean slate for any style but can still stands on its own beautifully.

    There are 4 basic tricks for an affordable manufactured home makeover using builder grade materials:

    • Save money on paint by using the same color throughout the home. Buying a 5 gallon bucket of paint and mixing it the same color is cheaper than buying separate colors for each room.
    • Buy a builders pack of trim. You can get 8-10 pieces of 12 foot trim for less than $70.00. That’s a substantial savings over buying trim per foot. You can always join narrow trim together to create a wider, more detailed style.
    • Use neutral, mid-grade carpet or basic tile. The color options are limited but the savings can help you update the entire home at one time.
    • Focus on the basics during your initial update; walls, ceilings and flooring. You can always customize the home later – one project at a time.

    The $4,000,000 Mobile Home

    The Paradise Cove Mobile Home Park in Malibu, California is unique. The 72-acre oceanfront community is rich in history and sits atop a bluff overlooking the Pacific. It has 257 manufactured homes of all makes and models, some are simple like the modern single wide makeover we recently featured, and some are not so simple, like the home below. Still, Paradise Cove is like any other mobile home park in America. The home’s are fairly close together, positioned at a slight angle, and everyone pays lot rent. The only difference between this park and all the others in the country are the prices of the homes.

    Most Expensive Mobile Home in America

    Paradise Cove is known as the most expensive mobile home park in America (some even say the world). It’s always been home to the most expensive mobile home at any given time, the most recent was a double wide that sold for around $2 million. That record’s about to be broken by the home below. It just went on the market with an asking price of $3,995,000!

    There are two reason’s this home is noteworthy for the rest of us who enjoy mobile and manufactured homes, other than getting to look at gorgeous homes, of course:

    #1. It’s a prime example of the possibilities that our homes have. 

    If this home doesn’t convince you of the potential that manufactured homes have, nothing will. Of course, not all of us are millionaires but their home still started out on a chassis inside a factory, just like every other manufactured home in America.

    #2. The value of the home increased by a significant amount, even though it sits in a mobile home park.

    Lot’s of people think that manufactured homes can’t gain equity but that’s simply not true. Studies have proven that they can raise in value and our article called Buying a Mobile Home: They Can and Do Appreciate shares the data if you’d like to read about it. One of the variables that most affected appreciation was whether the home was located in a park or on private property but that rule isn’t set in stone.

    Around 1996 this home listed for $770,000 and I’m pretty sure I read somewhere that it sold for approximately $600,000. Yes, the home is sitting on a prime oceanfront property in Malibu that’s surrounded by rich people. But it still has the chassis under it and probably the tires, too. The home is classified and taxed as a manufactured home. However, it still gained in value by over $3.3 million dollars in less than 20 years by remodeling and adding on to it.

    I’m excited to get to feature this beautiful manufactured home today!

    The owners, Rachael and Bradford Boyer, was kind enough to share their gorgeous manufactured home decorating and answer a few questions as well. Their home is 2012 Fleetwood Coronado 28 by 60.

    Rachael mentions that the house is deceiving because on the outside it looks small but once you walk in you’re amazed at all the room inside. Even the contractor installing the house together said he was impressed with the space on the inside and that he had never seen a house with such an open floor plan.

    Manufactured home decorating is such a rare topic to find online. Oftentimes, we only get to see new homes while their still sitting on the dealer’s lot with sparse furnishings and a couple of prints on the wall so when an actual home that has been decorated so beautifully comes along I think its a treat for all of us so sit back and enjoy this beautiful home tour!

    This home displays Rachael’s talent well, not all of us have the gift of styling a home and the ability to make a house look so welcoming and beautiful.

    Country Kitchen 

    Let’s start in the kitchen. The neutral walls with wide architectural trim allow the decor, appliances, and furnishings to take center stage. There’s no vinyl coated walls or patterns in this home! Spacious and open, this kitchen has all the modern amenities anyone could need.

    The wall color, honey mustard as it’s called,  was picked out when the home was ordered. Being able to order a home exactly how you want it is one of the best things about buying a manufactured home. You can have anything you want modified or added!

    The attached dining room is a perfect layout for family dinners and large holiday feasts. Farmhouse seating and a primitive candle chandelier topped with red adds color and function. The flooring is a low maintenance vinyl that blends well with the color in the room. It’s not overpowering and allows the oak cabinets to be the center of attention.

    The oven has a glass tiled backsplash that was also added when the Boyer’s ordered the home.

    The door beside the stove leads to the laundry area. This home has a very convenient layout with ample room. Most manufactured homes will have the kitchen, laundry area and master bedroom within the same area of the home to allow for more efficiency for the water heater and pressure. This layout is superb as if allows that efficiency but keeps the areas separated. The door was added by the Boyer’s a few months ago and has been a great way to dampen the laundry activities from the main living areas. Smart and beautiful!

    Here you can see the layout of the laundry room a bit better. The back door is directly behind the photographer. This layout is optimal for living on a farm and with the Boyers’ #? of acres, they use the mudroom to keep the mud and hay out of the home.

    Beautiful Primitive Living Rooms 

    This home is spacious and has both a living room and family room. The ample space gives Rachael plenty of room for manufactured home decorating and she does a superb job of it.

    Built-ins are a great feature for any home. The neutral tan wall color is used throughout the home which makes a great canvas for whatever decor you desire. This home also has the TV on a power lift and with a push of a button can be hidden behind the gas fireplace! All of these are great manufactured home decorating ideas.

    Chair rails are a great way to break up a wall and adds extra dimension and texture in a room. Manufactured home decorating is much easier if you use well-known tricks like this to help you achieve the look you’re going for. Rachael used another trick that interior designers often use: adding a chair rail to only one room in order to differentiate rooms that may be similar in function, size or shape.

    The living room is a perfect example of manufactured home decorating using the primitive-country style. An accent wall in a darker brown carries the eye to the featured wall easily.

    This home is gorgeous; I don’t really need to say too much about it at all. You can see for yourself all the beautiful features and the talent that Rachael has when it comes to decorating a manufactured home. She can come work her magic at my house any time she wants!

    Homeowner’s Interview

    What is your favorite thing about the home?

    Everything…but I have to say the homey feeling and its openness would be my top 2 favorite things

    How did you choose the right home? Did you have to choose between 2 favorites or did you know this was the one for you immediately?

    My husband and I looked for about 3 years until we found this one I knew what I wanted and I looked for 2 things when we were on the search, a big kitchen to cook in and move around in with lots of cabinets and 2 living-rooms.

    I knew the moment I walked in the floor model. This house was everything I wanted and I stood in the kitchen for a long time just picturing in my head how the house would be decorated and I moved in the kitchen as if I was cooking and it fit me….. I remember walking back in the office at the lot and the receptionist asked “did you find one you like” and with a big smile on my face, I said “Yes” and I pointed at the floor model and her response was “Really? that one” with a dumb founded look on her face and I asked “Yes, why” she replied “That is the smallest one on the lot and the least priced one” I said “Even better”…lol.. I will never forget that conversation cus I knew this was my dream home and sometimes the best things come in small packages.

    In your opinion, what is the benefits of a manufactured home?

    There is so many benefits to a manufactured home: 1. you can design it however you want 2. They are more affordable. 3. There are so many floor plans to choose from.

     

    As you can clearly see, this home is a perfect example of manufactured home decorating at it’s finest. The country style is well loved for it’s comfort and ability to take you back in time even while sitting in front of a flat screen TV.  Thank you Rachael for sharing your home with us.
