    The Complete Manufactured Home Porch Manual (with 100 Photos!)

    Adding a new deck or porch onto your mobile home is a great investment. It can increase your home’s value, add visual interest and curb appeal, and give your family more living space. If you’ve been thinking about building a new manufactured home deck or porch this is def the article for you.

    We have collected over 100 photos of great mobile home deck and porch designs with lots of great tips and advice for planning and building your own.

    What’s the difference between a deck and a porch?

    The difference between a porch and a deck is just the roof. Porches have a roof, decks do not.

    The design you chose for your manufactured home porch will be a big factor toward the cost.

    If you go with a manufactured home porch that has a simple lean-to design using metal roofing you can probably build a 10′ X 10′ porch for just a few hundred dollars.

    High-pitched gable roofs will require a lot more building materials and the skilled labor needed to create intricate designs so that will cost more.

    How Much Does a Manufactured Home Porch Cost? 

    A new mobile home porch typically costs between $5,000 and $10,000 but with the right planning, it’s possible to build a porch for much less. Location is always going to be a big factor. Here in WV labor is a bit cheaper than it was in SC so keep that in mind.

    The size of the porch will be the biggest factor in cost. Of course, larger porches and decks require more building materials.

    Homeadvisor states, “The cost to build a 200-square-foot covered porch ranges from $4,600 to $22,000, or $10,500 on average. You can expect to pay $23 to $110 per square foot. The total includes flooring, steps, posts, railing, roofing and more. This includes a material cost of $11 to $70 per square foot and $12 to $40 per square foot in labor.”

    The More You Can DIY the More Money Your Can Save

    You can save money by doing many of the tasks yourself. Demolishing and removing the old porch yourself can save a lot of money.

    Picking up the rubbish after construction can save a bit of money as well.

    Even buying and delivering your own materials will save a bit on costs. Offering to be a helper during construction can also save money. It never hurts to ask.

    Site Built Vs. Manufactured Home Porch

    There is a difference between manufactured home porches and site-built home porches. However, it’s this difference that can make building a porch for a manufactured home cheaper. 

    Nothing can be built onto a manufactured home’s structure, meaning additions and porches must be built as a free-standing unit with its own footers and must move separately from the home just like you would build a mobile home addition.

    Keep your Local Code and Regulation in Mind

    Like all building projects, you’ll need to abide by the local building codes. For example, if your porch sits high off the ground it will need railings and those must usually be at least 32″ so that cost will need to be added. Steps are also highly regulated and the rise and run must be a certain measurement to meet code. Learn more about mobile home steps here.

    Free Online Porch Design Programs

    Do you want side steps or front steps? Is a pitched roof or a gable roof your favorite? Have a favorite railing design?

    Front Porch Illustrator

    The best website I’ve found for mobile home porch designs is Front Porch Ideas and More. They also have a very handy Front Porch Illustrator that can help you determine the right porch design for your home. While they do not have a manufactured home to chose from, they do have a standard ranch home that can suffice with a little imagination.

    AZEK Deck Designer

    Azek Building Products has a deck designer that could be useful to you. You’ll need to create an account and have Java installed but it does create a nifty 3D visualization of your desired designs with precise cut dimensions and material lists.

    Planning a New Porch for Your Mobile or Manufactured Home

    Once you’ve chosen the perfect deck or porch design for your manufactured home you’ll need to start planning the build.

    Simple deck designs can be built by experienced DIY enthusiasts. If you’re knowledgeable of basic construction methods (footers, post & beam construction techniques, and roofing concepts) and comfortable with tools it should be a fairly straight-forward process. More complex builds are probably best left to the professionals.

    You can find lots of free porch and deck designs online. Most come with complete schematics, cut dimensions, and materials list.

    Decks.com Free Deck Plans

    Decks.com has hundreds of free deck plans available on their website. Click here to see them all. You’ll chose the design and then the size and enter your name and email information and they will email you a materials list. Here’s a sample of the various designs available:

    What is the Right Size for a Manufactured Home Porch or Deck? 

    Once you’ve decided on the style of your new porch you’ll need to decide on the size.

    The scale is an important aspect to consider when planning a porch or deck. You’ll want it to look like it was always a part of the home and to help add dimension, a quality that is sorely lacking in most manufactured homes.

    Most professionals advise that you never go under 6 foot on either width or length for a mobile home deck or porch.

    You’ll want enough space to sit and visit with friends and family comfortably. If you plan on grilling or having a table you’ll probably need at least 8-foot.

    You’ll also need to consider railing placement since railing is rarely positioned at the very edge with traditional porch designs. Typically there will be at least a 1″ overhang and if you are using 6″ columns they will need to be positioned over the framing  – this automatically reduces your width by 7 inches minimum thus your 6′ wide porch will only have 5′ 5″ of usable space.

    Length will be based on your home’s length and personal preference more than anything. Take into consideration shelter from the rain while walking to your garage or driveway and if you want the porch to wrap around to the side of your home.

    Roofing Considerations for a New Porch

    The roof of your new porch will impact your home significantly. You’ll have to consider the rise and run of the roof and how it will be incorporated into the roof on the home. Most professionals suggest that porch roofs have a minimum 3/12 pitch, meaning the roof rises 3″ for every 1 foot of length. This provides adequate rain and snow runoff.

    Turning a Deck into a Porch – Weight Support Differences

    If you have a manufactured home deck that you want to turn into a covered porch you’ll have to consider a few things. Ideally, the best scenario would have been building the roof when you built the deck because there are footing and weight considerations to take into account.

    While it’s a great project, you’ll have to ensure that your deck can handle the added weight of the roof. Porches must support 80 lbs per square foot. Decks only need to support 55 lbs.

    Here’s what Decks.com had to say:

    The downside is that porches are more expensive than just a deck and are relatively hard to build. You also must note that decks with porches must be designed to support 80 lbs per square foot compared to 55 lbs per square foot for decks. This extra 25 lbs is required to safely support the roof and snow loads. Decks with porches need to be specially engineered to distribute more complicated loads to the frost Footings are often required on the sides of decks that use a gable porch roof. Footing sizes are larger and need to be positioned so that support posts can directly transfer roof loads through sound framing to solid foundations.

     How to Build a New Mobile Home Deck

    If you will be building your new mobile home porch or deck yourself you should do a little research to reacquaint yourself with the basic building techniques.

    Porches are an American tradition. Many of us were practically raised on a front porch. I know I sure was! Aside from being a great gathering place for family and neighbors,  porches have many other advantages – extended living space and energy savings are two of the best.

    If your home is high enough off the ground your options for roofing are broadened. You can design the roof to simply continue down from the homes roof pitch which is what they did.

    This single wide has a combination porch and deck that wraps around the single wide. It’s perfect because this home happens to be right beside a beautiful river and the view is awesome!

    This next double wide manufactured home has a beautiful porch! Faux rock panels are used on the columns and it really makes a statement. This home was found on FauxPanels.com.

    One of my favorite blogs is My Hearts Song. Geneva and her husband have completely remodeled their single wide and the end result is spectacular.     The double wide below is one of the most popular featured homes here on Mobile Home Living. It’s a great home with lots of customization, including a wrap-around porch that runs the entire length of the front of the home and the width. You can read all about the home here.

    Did you know that Better Homes and Gardens once featured a single wide remodel in their magazine? We featured it here on Mobile Home Living too! One of the weird things about the feature was the fact that BHG called the home a trailer house –  I just always thought that was weird (and sorta rude – why couldn’t it just be a mobile home?)

    Here’s the home in the midst of construction. The owners added double the square footage with the addition of a screened-in front porch and roof-over.

    Adding a Porch to a Manufactured Home

    Building a porch or deck onto a manufactured home is a bit easier than building onto a site-built house. Since most areas don’t allow a true attachment to a manufactured home the building aspect is just a tad bit easier – you won’t have to modify the home much. The porch and roof will simply ‘butt against’ the home instead of being attached via framing. You should definitely check your local code before building!

    The design you chose will probably impact your life and your home more than you realize. Choose wisely!

    Manufactured home porches that look to be 100% part of the home, like the one below, are perfect if you want to make a factory-built home look more like a site-built home. These will be expensive.

    The porch below is one of the most affordable. If you want a simple porch and you’re on a budget this design is probably the best.

    This is another example of the affordable metal roof lean-to design. However, making a home wheelchair accesible will significantly increase costs. My dad had to have a 12′ ramp built onto his home and it costs right at $650 in materials alone.

  • This Boo-tiful Manufactured Home is Spooktacular

    I thought my blowup Minion Dracula and 10′ ghost in the front yard was pretty cool but my Halloween decor is nothing compared to Richie and Maureen Wright‘s boo-tiful manufactured home.

    I was so excited to get to feature the Wright’s home in July. I only Facebook stalked her a little bit after seeing some photos she shared on our Mobile Home Living: Remodels and Repairs Facebook Group. Thankfully, I didn’t spook her too much and she was as friendly as Casper the ghost. She was so friendly, in fact, she is letting me share her boo-tiful manufactured home twice. Hopefully, Christmas will make it three times because I have a feeling her home is going to be decked all out.

    Mrs. Wright has one of the most beautiful front porches I’ve ever seen and she makes it even better with her awesome decorations. Her festive Fourth of July decorations were great but her Halloween decorations are amazing!

    For Halloween 2019, Richie and Maureen Wright decorated their manufactured home with a spider theme. Very large and very hungry spiders.

    On the left side of the gorgeous porch is full of oversized spiders. The collected skulls are unsettling, to say the least.

    Affordable Halloween Decorations

    The following affordable Halloween decorations may not compare to the beautiful home above but they are very budget-friendly and a great way to add a little decor to your home.

    I love any store with the word Dollar in it but the Dollar Tree is one of my all-time favs. They have cute crafts and Halloween decorations and if you have a little imagination you can create some really great decorations at a really great price. Here are a few ideas I found using only items available at the Dollar Tree.

    You can buy everything you need at the Dollar Tree except the hot glue gun (don’t go cheap on those):

    • Cotton or Poly-Fiber Stuffing
    • Flour Sack Dish Cloths
    • Hot Glue Gun (Not Sold at Dollar Tree)
    • Hot Glue Sticks
    • Scissors

    I’d probably sew the seams instead of using hot glue but they glue works fine and is a lot faster. You can learn more about the project here.

  • 40 Mobile Home Awnings, Carports, and Patio Covers

    Mobile home patio covers or deck covers can add value to your home and increase comfort and living space at a very reasonable price of around $8 per square foot. Mobile home carports are also smart additions, especially if you live in an area with hot summers or snow-filled winters. The shade can keep the car cooler and keeps the snow off the car in the winter. Never needing to scrape ice and snow from a car in 5-degree weather again pays for itself!

    In this article, we are covering mobile home awnings, carports, and patio covers. We’ve gathered 40 different images of various mobile home awnings and carports with a few window window awnings. We also found some average prices for popular sizes and a few installation guides. If you are think about installing a new awning to your home this article should certainly help.

    Popular Mobile Home Carport and Patio Cover Designs

    Awnings are available in several different designs with the most popular being the “lean-to” design.

    A lean-to awning is when one side of the carport or covered patio is attached to the home and the other side is lower and sits on posts. Ideally, all awnings should have a pitch of 1/4″ for every 1 foot. This allows enough of a slope to allow rain and snow to slide off easier.

    Sheds with lean to roofs are popular additions for mobile homes as well. There are plenty of great slant roof shed plans available online if you don’t want to attach a carport or patio to your home.

    The patio experts at Trueline claims that Carports, patios, and awnings are typically made from aluminum with the 2 most common designs being the W-pan and a flat pan. The flat pan is a bit cheaper because there is less material used. However, you can get an insulated flat pan with foam insulation sandwiched between the top and bottom – these are much more expensive.

    The W-Pan tops have waves like galvanized sheet metal. This design reflects sun off a little better than the flat pans and help water slide down into the end gutter easier. Most of the images you’ll see below are of W-pans.

    Carports and patio cover kits will include the top, the brackets or hanger, the side fascias, the gutter fascia, and the posts. The most common post used to be the flat 8″ wide flat scroll columns but the square and pillar column have become more popular in recent years.

    Flat Pan Vs W-Pan

    The photo on the left is of a flat pan carport or awning. The flat section of the pan is available in a few different widths. The image on the right shows a W-pan. They are also available in various widths.

    Vintage Mobile Home Awning

    Open any vintage mobile home magazine from the 1940s to the 1970s and you’ll find a ton of ads for mobile home awnings. They were must-haves from the get-go because they help keep a mobile home cooler, create additional living space, are fairly easy to install, and relatively affordable. Throughout this article, you’ll find ads for mobile home awnings, carports, and patio covers.

    Some awning companies offer one piece designs like the one in the vintage ad above. Durabilt is one of those companies and they still offer the arched design that was so popular decades ago.

    You’ll see dozens of different designs for carports and patio covers below. Take special notice of the post designs, edging, panel design, and installation position to get an idea of what will look best on your own mobile home awnings.

    Covered Patio

    This aluminum mobile home patio cover has sliding wicker shades that provide stylish privacy and shade.

    Standard Mobile Home Carport

    A brise soleil is a really just a fancy word for a permanent sunshade or awning. This single wide has an awning shade on an angle to deflect as much sun as possible from the home.

    As you walk through the mobile home carport toward the front door you can see a floral fabric or canvas shade along with a wooden deck. This is a great setup for small lots.

    Very Vintage, Very Cool

    This is a perfect vintage mobile home! An aluminum awning, or patio cover, is attached to the home with lattice railings and an ivy arch. I love the quilted metal design on the home.

    Smart Living Shade

    This homeowner grew a smart living sun shade. Wisteria and ivy can be invasive so you need to keep it off the home which is exactly what the homeowner did here.

    Simple and Stunning

    This little single wide manufactured home has some great exterior design elements. The awning is simple which is perfect for a home this cute.

    Lattice Admire this Mobile Home

    This awning is has traditional scrolled posts holding the awning on a slant, just like every other mobile home awning. The stunner here is the lattice privacy fence and the cool stone work in front of the awning.

    Stylish and Shaded

    I love this home! The rich colors, the double awnings with another brise soleil (on the left) and the window shades all make a statement. Even the plants are the perfect!

    The front entrance is stunning on this double wide. It’s perfectly shaded and so stylish.

    Just Overhanging

    This mobile home awning was screened in and a stone patio was added for additional outdoor living space. There’s nothing really unique here except the overhang – the homeowner didn’t extend the screened in walls all the way to the edge. By leaving such a wide overhang they help make the home look larger and keep the rain and sun out. It’s a smart design.

    The Tale of Three Sides

    This double wide in Palm Springs is unique, in three ways. From the distance, it looks like any other mobile home.

    Pull into the back carport and you’ll feel like you’re the city. This graffiti art on the back carport shade is unique and I love unique! There is an awful lot of white on this home – a little bit of color sure brightens it up! I bet the kids love it!

    But wait! The front door is the exact opposite of the back! On the back you have a carport with a privacy shade spray painted in colorful shapes. On the front, it’s all minimal and white and calm.

    We’re still not finished with this Palm Springs double wide! The backyard is just as cool! The door on the left is the door from the carport and the addition on the right is connected to the front entrance awning. This is the view from the backyard and what a backyard it is!

    Delightfully Diagonal

    This is a simple awning with the traditional flat scroll posts. I’ve included it because the pavers are neat. Plus, I wanted to share how this awning was placed under the eave on the mobile home and it doesn’t look to have much of a pitch. This is in Southern California so it doesn’t need to hold much of a live load therefore you have a couple more installation options available to you.

    A Shady Tree

    This 1975 double wide in Southern California shades a porch and a tree.

    The awning extends past the porch and gives the tree some much appreciated shade, I’m sure.

    Clear Pergola Design

    This 1979 double wide is in Oregon and is probably perfect for an area that doesn’t get a whole lot of sunny days. The clear plastic roof allows for a nice wooden pergola look but with the convenience of a covered awning.

    Terrific Tan

    The desert is so foreign to me which is probably why I love it so much. WV and SC are both green everywhere you look. The tan siding with natural wood pergola and the tan canvas is so calm and subtle. It lets the sky the surroundings become the stars of the show.

    Timeless Traditional

    Most homeowners go with wood when they have a little more money to spend on an awning or porch. This homeowner spared no expense and created a truly timeless design. What a gorgeous home!

    Lattice Go Modern

    Lattice really shines when it’s used as an awning or pergola ceiling or a fence topper. Unless you double it up lattice isn’t a great mobile home skirting material. It doesn’t protect the home from critters and allows way too much air under the home in winter. However, it’s a perfect fence accent and awning cover.

    I like this double wide! Its siding and accent colors are great but the windows are perfect! The covered carport with matching trim compliments it all. This mobile home siding looks like those faux panels – some of the designs are fairly affordable.

    The Big Picture

    Dawn Moore has helped remodel a few double wides. She really understands mobile home construction and has a way to make them look like a custom house. She also designs for the future and this is one of those cases. In just a few years the ivy that is planted at the base of each pole will wind its way up and around the roof to create living shade. The wide eaves of the metal roof will keep everyone dry in the meantime.

    The affordable wire fencing used on the railings and the sheet metal used as fencing are both great uses of materials.

    Million Dollar Mobile Home

    This awning is attached to a goregeous mobile home that is a working horse ranch. It sold for close to $1.5 million! The view alone is worth that – and they homeowners that designed the front yard took full advantage of the space and the view. Small fish ponds dot the front yard and a wooden awning with canvas shade sits beside the front porch with a pitched metal roof.

    Smart and Simple and Gorgeous

    I love this home, too! Aluminum awnings come in sections. Some are 36″ wide which these look to be and to add a little sunlight onto the covered patio the homeowners had clear strips installed between each aluminum panel. It’s decorative and useful.

    1955 Sun King Steel and Aluminum Sun Shelters

    This 1955 magazine article is about Sun King Company of Fontana, CA an aluminum awning manufacturer offering the new Ramada, Cabana, and Shademaker options. They were all approved by the California State Division of Housing.

    The Ramada was available in 5 different styles with 3 different edge treatments, making a total of 15 distinctive combinations from which to choose. SUn King’s Cabana was designed and engineered to be used along with their new Ramada, or a pre-existing awning or carport. Glass-louvered windows were incorporated in steel frames to form floor to ceiling windows that were interchangeable with the double walled aluminum panels. All of Sun King’s units were made with 20 gauge embossed ribbed aluminum which proved cooler by tests with up to 95% of the sun’s heat rays deflected off the ribbed design.

    I Heart This Covered Patio

    I really like the design of this mobile home’s covered patio. The home is installed on higher piers than most so steps and a raised patio are needed. By extending the brick steps out several feet the homeowner has created built-in flower shelving.

    I featured this 1962 Skyline single wide mobile home with covered patio a while back. The interior is so cool!

    This mobile home with covered patio is cool. Not sure I’ve seen railings like this before but I like unusual and unique. It’s certainly safe!

    California is a mobile home paradise! This double wide has a cool covered patio and a carport. Oh, and the tan stucco siding with black trim is pretty cool too.

    Sheet Metal Safe

    I love to see sheet metal used in neat ways. 20 years ago if you used galvanized sheet metal you’d probably be called tacky. Now, it’s cool! This little gate probably keeps a cute puppy or maybe a child safe and looks good at the same time. That’s a win-win!

    This double wide in Paramount, Ca caught my eye immediately. I love it! The green siding with white trim are eye-catching. The simple palm tree and the green shade on the carport work well with the look.

    White and light gray are two of my favorite colors for mobile home siding. It’s clean and fresh. This home has everything you could want: covered carport, covered patio, covered porch in the back and a small add-a-room. It even has an awning on the window!

    In previous articles, we’ve advised homeowners to add porches and decks to their mobile home to give it a more site-built home appearance but awnings work as well. Anything you can add to give the home dimension or hide a mobile home’s obvious rectangular shape is a good idea.

    Cost of Mobile Home Awnings, Carports, and Covered Patios

    Costs of mobile home awnings are dependant on several variables. As mentioned above, carports and covered patios usually have a W profile, often called a W-pan. These use a lot more metal so they will cost more. However, they are better at reflecting the sun’s rays and helping rain and snow slide off so the added cost is usually worth it.

    In areas where parks require carports, awnings, or covered patios you can probably expect to pay a little more as well. Suppliers know you need it and if they are close or the most recommended company in the park you’ll pay a convenience markup.

    Finally, the thickness of the metal is another price factor. Some locations will require a minimum gauge or weight capacity.

    Can You Install a Mobile Home Carport Yourself?

    Carports are a fairly easy DIY project for a homeowner with moderate construction and home improvement experience.

    If you buy a kit from any supplier they will give you detailed instructions based on the manufacturer’s specifications but they will probably look a lot like this or this.
